Ardenwood  Self-Catering apartment provides clean, modern ,bright, accommodation in  a well maintained  building. The flat is located  1.5 miles from Aylesbury town centre and the building is accessed via coded security system.  The flat is up one flight of stairs and is on the 1st floor.

There is parking as well as a frequent bus service into the town centre that stops outside the building every 20 minutes.

The flat benefits from wireless broadband, 32” widescreen television with Freeview and DVD player.

Nearby are shops including a Supermarket, Fish and Chip Shop, Bank, Chemist, News Agent, Post office and a Pub, among other local amenities.

The layout of the flat is open-plan, with separate modern bathroom and shower. The kitchen is fully equipped for all your self-catering needs (oven, microwave, fridge, toaster, kettle, pots,pans, cutlery and crockery)  There is a dining area / sitting room next to the kitchen. There are 2 single beds and a Double Futon which can sleep 2.

INCLUDED: Bedding, towels, soap, tea, coffee and sugar. Guests must purchase their own milk and all other food items.

Payment Terms & Cancellation

Payment must be made in full in advance. All cards (except American Express or Diners Club) are accepted.  Card Charges apply .We can not take a reservation without a valid card.

1 -2 consecutive nights we require a full 3 days (72 hours) notice from 4pm on the check-in date, otherwise the full cost of the stay applies and will be deducted from the payment card offered at the time of booking.

3 -5 consecutive nights , we require a 7 full days (168 hours) from 4pm on the check-in date, otherwise the full cost of the stay applies and will be deducted from the payment card offered at the time of booking.

6-9 consecutive nights we require 14 days notice from 4pm on the check-in date otherwise the full cost of the stay applies and will be deducted from the payment card offered at the time of booking.

10 or more consecutive nights we require 31 days notice from 4pm on the check-in date, otherwise full cost of the stay applies and will be deducted from the payment card offered at the time of booking.

For bookings of non-consecutive days (example: 2 nights booked one week then 3 nights booked the next week), each group of days booked is treated as a separate booking and the relevant cancellation policy for each booking will apply.

The deposit is non-refundable , non transferable and non-negotiable.

NO SMOKING POLICY

Ardenwood Self-Catering Apartment has a No Smoking policy.

As of July 1st 2007, smoking in any public place is against the law. This also includes hotel and self- catering accommodation that have been designated non smoking rooms.

As proprietors we are responsible for upholding these laws in our establishment and are liable for a fine of up to £2500 if anyone is found to be or has been smoking in any of our accommodation.

As of July 1st 2007, we the proprietors hold the right if we find any evidence or believe that any of our guests have been smoking in any of our rooms (this includes smell of cigarettes ) to add £150.00 to the bill for the expense to us for loss of earnings, the dry cleaning of curtains, bedding, and carpet cleaning, etc. If the guest is part way through a stay they will be asked to leave the premises with no refund being given.

This statement is due notice of these charges and no discussion will be entered into on this matter. This smoking policy forms part of our terms and conditions and is covered by the legally binding contract you are agreeing to enter into by booking accommodation with us.

In offering us your card details you are entering into a contract in which you have understood and agreed these terms.

Please remember this is not just the accommodation provider’s policy- this is the LAW and we would be quite within our rights to contact the local police and the guest would be liable for a fine of up to a £1000 for smoking in a designated non smoking area.

We ask that you please go outside of the building to avoid excess charges or fines should you wish to smoke.
